Crown Perth: Gaming Floor Chiller Replacement
The recent chiller plant replacement at Crown Perth’s gaming floor presented one of the most technically demanding projects we’ve tackled to date: a full system upgrade delivered on a compressed timeline, within a high-traffic venue that couldn’t afford downtime.
With zero room for error, and even less for disruption, our team managed a complete design-and-construct solution under strict operational windows.
The result: 4 x Trane Chillers installed and commissioned ahead of schedule, with no interruption to day-to-day business.
Scope of Works
Our team was engaged to provide a comprehensive design and construct package. This included:
- Full engineering design, including pump and VSD selection
- Structural design and fabrication of a new chiller frame
- Crane permits, traffic management, and regulatory approvals
- Decommissioning and removal of four existing Trane chillers
- Installation of:
- Two 400 kW and two 150 kW Trane chillers
- Four BKB/Southern Cross pumps
- Four Danfoss VSDs
- New mains power and control cabling
- Pipework modifications, including insulation and cladding
- Full system commissioning and handover
This was not just a replacement; it was a full plant upgrade tailored to support the operational demands of one of Perth’s busiest venues.
Compressed Timelines, Complex Logistics
When we received the purchase order, we had just four weeks to mobilise and start the work. That included finalising designs, securing permits, coordinating subcontractors, and arranging heavy-lift logistics. Every detail had to be planned meticulously to ensure on-time delivery.

Lift & Installation Execution
One of the most challenging aspects was the narrow access and constrained crane schedule:
- Two overnight lift windows (12:00 am – 8:00 am)
- Just five working days on site for all crane activities, including mobilisation, lifting, disassembly, and demobilisation
Despite these constraints, our execution exceeded expectations. Through tight coordination and precise sequencing, we kept all critical activities running smoothly within the available windows.
Delivered Outcomes
- Four legacy chillers were isolated, disconnected, and removed in under 12 hours
- First 400 kW chiller installed and commissioned within 18 hours of isolation
- The entire system was delivered with no disruption to Crown Perth’s operations
- Completed within the program, fully tested, and performance-verified
